Onboarding Procedure

Initial Consultation (Complimentary)

A preliminary discussion is conducted with the property owner to understand intentions, preferences, and potential service areas.

Supervised Property Visit

A scheduled site inspection is carried out to assess the property’s condition, suitability, and strategic potential under professional supervision.

Scope Identification & Recommendations

Following the visit, a detailed outline of applicable business scopes is presented to the owner for review and consideration. The agreement shall have a minimum duration of one year, with the final contract term to be determined following the site visit and assessment.

Business or Revenue Proposal Submission

Based on the selected scope(s), a tailored proposal is forwarded outlining the operational plan, expected outcomes, and financial projections.

Formal Agreement & Onboarding

Upon mutual agreement on all terms, both parties execute a formal contract, completing the onboarding process and initiating service delivery.

Profit-Sharing Terms

We propose a profit-sharing model in which management fees are either directly tied to the property’s gross operational profit or set as a pre-negotiated monthly rate—depending on the nature and scope of the business. Fees will be determined based on the criteria outlined below, with provisions for additional charges subject to business scope, and detailed in the final management agreement.

Across all service areas, capital expenditures related to maintenance and management remain the financial responsibility of the property owner.

If the property incurs a financial loss during the operational period, both CM Property Management and the property owner agree to share the loss. Losses shall be deemed to occur when gross operational profit becomes negative due to revenue falling below direct operating expenses. Any resulting net loss shall be shared by the parties under the agreed profit-sharing ratios.
